As LHA is paid 4 weeks in arrears, is it legitimate to ask benefit claimants 4 weeks rent in advance in lieu of deposit, as my tenancy terms are rent 4 weeks in advance. If the tenant leaves,LHA will cover rent up to vacation, so there would be a refund of 4 weeks rent, provided sufficient notice was given. If it is OK,would I only be able to deduct any rent owed or rent in lieu of notice, rather than cost of damages or unpaid gas/elec bills ( I supply tenants thro landlord sub meters)?
