I am unhappy with my letting agent due to none forwarding of rent onto myself. I have made numerous attempts to contact the agent without success. I wish to terminate the contract with the agent and take over the managing the property with the current tenants.

Q1. Can the current/previous agent get access to the deposit the tenant has put forward?
Q2. What do I have to do so that when the tenant moves out at a future date I release the deposit to them and not the previous agent?
