Tenant wants social services to modify bathroom

Hi,

Our tenants are partially sighted. We have had them for two years and they are no problem at all. They have informed us that social services have visited the flat and suggested that the bath is removed and a shower cubicle installed. Social services are paying for the work to be done and we are minded to let them do the work with the caveats that

a) the work must be done to a high standard and guaranteed

b) we reserve the right to insist that the bath is reinstalled when the tenants eventually move out (at their expense).

If we do the above, will we need a new AST? Or can we just get everything in writing from the tenants.?
