Please advise on the following issues.

One of our tenant left one month early, before the end of contract.

Her contract finishes on the 30 of June 09, she has not paid for the
last month. We had issued the section 21 notice and told her that we will try our best to replace her room with a new tenant, however we have not found a new tenant yet! Now she is enquiring about when she can have her deposit back. We have deposited her deposit in the DPS scheme for 12 months period.

How to resolve the current situation?
