A number of my HMO properties are generating over £25k per year and are on common law tenancy agreements. Naturally I would rather not put the deposit into a scheme because I do not have to and I would like to keep the interest. However I now have tenants asking who guarantees the deposit and who will mediate in the event of a dispute. Is there an appropriate bank account in which I should hold the deposit and is there an external mediation service that I can use in the event of a dispute?
