Deposit taken for new tenant

I have recently taken a deposit from someone that was due to move into a property I manage that her friend already resides in and we had a current tenancy agreement in place ( I took half the deposit £425). This person then decided that she did not wish to move into the property after I completed credit checks, paperwork etc. Also no paperwork was signed at the time of the hand over of the deposit as she put the cash through my letterbox.

As this person then decided not to move into the property the current tenant has now had to vacate as she could not afford the rent on her own so leading me to having to find new tenants for the property etc and start the whole process again.

Am I entitled to keep hold of any of this deposit (£425) to cover my costs?
