The process of evicting a tenant after a section 21 notice has been served can take a few weeks if not even a few months. Can you take a tenant to the small claims court for rent arrears at the same time as the section 21 court case is going through because you know where the tenant is living. Unless he has moves out whilst both cases are going on!
