WHERE DOES A LANDLORD STAND IF A TENANT LEAVES EARLY

I had a tenant move in yesterday 14.09.10 and paid six months rent in advance, she has today informed us that she is moving out and wants her money back even though she has paid the rent in advance and the payment has been sent to the landlord.

Where do I legally stand with re-imbursing her with her rent, do I pay it all back or does she lose the lot as she signed for 6 months.
