My tenant has died. There were three months still to run on the tenancy agreement. The family are reasonable and are asking how we deal with this situation. They accept that they have a contract which has three months to run.

Normally I try to be as flexible as possible if a tenant has to leave early and I would say that they must pay rent only up to the point I can find a new tenant - which is always sooner than the end date of the tenancy. In this case I'm wondering if death automatically ends the tenancy ?

What should I do ?

Also should I return the bond to the family ?

Thanks !
