Disagreement between Joint Tenants

Hi,
I have a questions regarding disagreements between joint tenants.

In the case of a joint tenancy, joint and several liability applies to each of the tenants so one cannot escape their liabilities by just leaving and ignoring the situation.

What do you do where one tenant wants to end the joint tenancy and the other one does not? For example the one that wants to stay and does not want to release the other from their obligations.

I know you can end the tenancy but if its in the early phase of a term then it needs the tenants agreement to do this.
