Lost Ground Rent Lease

We have been provided a bit of a mess.
The tenants pay Ground Rent at the same price for 10 years. Since its been a long time tenant says they don't have a copy of the agreement and the land owner has lost his copy's.

Its the landlords desire to increase rent (its very low) and asked us to take the flak.
We have no agreement making it impossible to follow the agreed procedure.

Is their any guidance to what happens in these matters?
