Tenant is in large arrears so sent many letters and recently sent eviction notice - just waiting for two weeks to expire and we can go to courts.

We have been trying to gain access to complete some repairs but mainly to renew gas/electric certificates. Tenant hides and wont give access even though we write to them giving them notice. We have not forced entry previously maybe we should have ?

Today I received a voice-mail from "Housing Standards" regarding this tenant. How much should we be concerned about this?

They could pull us up but we have had no access AND tenant is being evicted soon for none payment of rent so we can finally complete repairs.
