Hi Sarah,

As I understand it, if you let to a minor as the sole tenant then you are legally responsible for that person. In the past I have let rooms to minors but insisted that a parent or guardian is named on the AST as co-tenant (not just guarantor) for this reason.

It may be that as there is a 19 year-old on the AST that this satisfies the requirement however I am sure if you put this question to the helpdesk you will get advice which is spot on legally.
