I have a tenant exiting one of my properties and would like to what to check in the house for damage etc. They are not problem tenants and have paid their rent but I want to be sure I check everything necessary so that I'm not lumbered with a huge bill of some sort in the near future.

Do you have a general Exit check list of things I need to check in the house before handing over their deposit?

I need to know also what comes under general wear and tear? What I can claim from their deposit and what I can't? What the procedure is, do I need to do a letter etc?
