Section 48 of the Landlord and Tenant Act 1987 states that the address for the tenant to serve notices MUST be ib England or Wales - NOT Spain - issue another S48 notice immediately with an address in Endland or Wales, otherwise rent is not legally due from your tenants!

A Section 8 notice under Ground 8 can be served when there are two months rent arrears.
