I have served a section 8 notice on my tenants at a house in Newall Green, M23. They have not responded and the 14 days before court proceedings can begin has elapsed. They may well have left. Though some of their stuff is still there, I can never catch them in.

What is my next move and how long will it take before I can regain possession. They are 3+ months overdue with rent
