Tenant problem - filthy & no notice issued

We have received notice that a tenant has vacated an apartment without giving notice, she signed a 12 month contract, not due to expire till 31/01/09.She alleges notice was given to agent (we only used agent to source tenant, she has been in contact with us dircetly to have things repaired etc). We do not hold deposits, she has left the apartment in a filthy condition & it requires re-painting. Have spoken to her today, she mantains she cleaned it, offered to send her photos, said she wasnt bothered to look at them, I explained that it was her responsiblilty to return in same condition. Spoken to agent, doesnt want to get involved, advised me to write to her with invoice. WE are looking to recover cleaning/painting & further 2 months rent to cover aggravation & potential loss of rental
