The tenant of a property is refusing access to do the gas safety certificate which is now overdue by some weeks. She never amswers the door and does not reply to telephone calls

I have been unable to locate my keys for access.

Can I put a note through the door telling her a day and time I will be changing locks and doing gas check and asking if its convenient?

If she doesn't reply can I gain access and leave a letter on the door saying how to contact to get a new set of keys.

Your advice on how to gain access, what time fame I need to follow would be appreciated.

She is also over 2months behind in rent so I am keen to see her but she has failed to answer the door on 2 occasions when appointments have been made to call to the house to discuss the arrears.
