I have to serve notice to my tennat as he coming to the end of the tennacy agreement and i do not want to renew the AST as he is always late in paying his rent.

I am correct in thinking I have to serve notice 2months before the end of the agreement which will lbe 22nd May. Do I have to serve it before the 22nd March ? Or can it be on the 22nd after he pays April's rent. That is assuming he will pay on time.

Also if I post it which is the best method of keeping a record that he has recieved it. Can I just put it under the door or in the post box that way I will be sure he has it. What is your advice bearing in mind it is a flat with conceige service and post box located in the lobby.

Does he need to sign the notice ?

Do I take a photocopy of the notice before I send it?
