I have 4 flats in a small property. Two tenants ceased paying rent months ago. They have now left. Both properties have had all the furniture removed (apart from one bed) and one has been trashed. The tenants have not left fowarding details.

I have learned the hard way that one needs to be more businesslike and I have therefore joined your association before I make any further mistakes.

Do I have to write off the arrears and repairs? Will the tax man believe me?
