Students lower rent or retainer over the Summer

I have an HMO let on a single RLA tenancy agreement to 4 students since the start of the academic year. I understand that its usual to charge a lower rent or a retainer over the summer.
1) If I charge a retainer presumably I do not sign a new tenancy agreement till the students return at the end of September.
2) If I charge a lower rent, (perhaps half the usual?), do I need to vary the current tenancy agreement? If so what would you suggest?
3) If several but not all 4 students wish to continue in the house what should I do about the agreement?
