Thanks for your reply, I have now found a copy of the section 21, dated 24th february 2007 the same time as the six month AST started with both tenants and my signatures. Although I haven't entered anything in this notice expires AFTER....... box? So the tenancy aggreement ran out on the 23rd August, where do I go from here (sorry to sound so vague I am new to this) thanks.
