Staying on after end of AST

Can some one plse give me advice on a situation that has come up as follows:

I have let my main home under an AST that is due to end this week. I served the s.21 Notice at the begining of the tenancy and so the tenant was aware that I needed possession at the end of the tenancy. However, she has now asked to stay in the property for another two months while the purchase of her own house goes through.
I am happy with this, but where do I stand with the tenancy?
I understand that if she remains in the property after the end of the AST, this will effectively become a Statutory Periodic Tenancy. Is that right and how do I end one of these in two months time?
Any advice would be thankfully received.
