I served a section 21 1 b notice on a problem tenant for non payment of her top up rental. This notice expifes on 24th October 2008, I have no confidence that she will leave on this date and believe a court eviction will be required.

can I apply for a court date now?
can I relet the property from October 24th on the basis that she should be leaving on that date?
How long does a court eviction take?
