I am considering buying a property with Tenant in-situ. However the agent (who I WON'T be keeping) is very poor and they inherited the property (apparently) from a previous agent. They have an AST but say no copy of the Section 21 was received -it may have been sent but no copy / proof is available.

The Tenant is not the best, and has witheld rents in the past. He wanted to buy the property himself but lost his job. He was served Section 8 in March 07 when I suspect the owner attempted to sell / quit. If I insist on vacant possession I will undoubtedly lose the property to aless cautious buyer which I don't want to happen.

Q) Is there a system for negating the apparent absent S21 i.e. a formal notice advising that NOW notice is served? If so how and how long please.
