One student tenant missing and they can't find another!

I have a house rented to 5 students on a collective AST, one has absconded, definetly gone and left the 4 others to pay his rent, which they can't and they can't find a replacement tenant. Am I better letting the arrears build up until the end of the tenancy and then taking out an Order for the arrears as obviously I want to keep some tenants in the property until the end of the term so I still have some income, or can I take out an order now and have them evicted and claim for the arrears and monies owing to the end of the Tenancy.
