1. I am seeking possession through the courts for rent arrears on the sec 21 route that you have helped me with. Notice has been served and the tenant has been ordered by the court to give me possession on 11 Dec 2007. However she has now filed a defence stating that she and her children will be made homeless just before Christmas. She has not paid any rent for 4 months.I received £300 yesterday and she has said she will put some more money into my account on 2/12/07 and pay the rest monthly. I still want to have possession of the property.

I have to attend court now on 6/12/07. Please can you let me know what to expect at court and what my legal rights are ? Also can I ask for an attachment to earnings order for the rent arrears as she works.

2. I have with your help now got possession of another property but he owes me £3,000 arrears of rent. He has offered me £50 a month.I received his first payment of £50 yesterday. Can I get the court to increase this and to get an attachment to earnings order as he works.
