my in-laws have rented out a property via an AST. This was issued on 18/7/07 and they failed to issue another AST at the right time. Having checked the property recently, they don't like the way it is being looked after and the amount of chasing they have to do to get the rent. They wanted my advice.

Am I right in thinking that the tenancy will have reverted to a Periodic Tenancy and as such they can give 2 months notice to the tenants. Do they need to give a reason to the tenants/what rights do the tenants have
