I cannot create an AST as I believe the law does not allow ASTs for students

Students form the main body of my tenants, I let rooms in 3 houses that I use for rental. Other than ASTs which I cannot use, what type of contract provides me with the best hope of evicting non payers of tenants who break the terms of the contract, and where can these be found???
