RLA AST used by agent..?

I am a private landlord doing a friend a favour looking after her property too, I am due to check her tenant in tomorrow.. can I issue the RLA AST in her name but sign on her behalf. She has emailed me permission to do this.
I'm not an agent but kind of acting as one to help her out... where do I stand...? Will it hold up in court if I did this..?
