What do I do if at viewing am told by person they want the flat?

Tonight I have 2 separate viewings on my flat and this is the first time I have done this. If one of them or both say there and then they want the flat what should I do straight away. Should I have particular paperwork on me at the viewing such as Holding Deposit Form, pre tenancy agreement, forms which they sign which will allow me to get information from their employer, bank, current landlord, credit details. Is it usual to get them to pay the £22.00 for the tenancy referencing check? How soon should I get a Holding Deposit? PR
