Please could you clarify two things:

1. After an initial 6 month fixed period my tenants went on to a month by month periodic. They will have been in the property 3 years in July. Does this mean that the AST will expire or is it only fixed 3 year AST's that have to be renewed? Do I need to make a new AST for them or just leave it to continue?

2. During the periodic period of the AST is it ok to increase the rent with a separate form?
