Purchase of tenanted property - what must be in place upon completion?

I am currently purchasing a flat that is already let, via an agent til march 2012 on an ast.

I would like to take over the management of the letting so need to know when I can do so, now or in march? and:
1) what must I have in place before the sale completes?

I need to be sure of the transfer process, I am more than happy for the existing tenant to stay on, I just want to get everything straight from the outset, since I am sure it could get messy otherwise
