How to vary a tenancy agreement

I have let a property for ten years on the basis that I pay the utility bills. Rather than keeping having to ask for regular increases due to rising utility bills, I would like to know if I can vary the shorthold tenancy agreements whereby the tenants are responsible for the bills. The tenants are aware I wish to do this and have raised no objections - but I just want to do it right.
