Taking over Property Management from Letting Agents

I have existing tenants who have rented since December 2006. The property was originally managed by letting agents but I have found that I have had more and more contact with the tenants and virtually managing it myself.I have given notice to the letting agents that their services are no longer required. Where do I stand with the original AST Agreement (annual renewals of the tenancy agreement have been dealt with by a memorandum of agreement). Do I need a new AST agreement or can I continue with simple memorandums as before?
