Joint tenants become one
Tenancy Types and Management

I set up a tenancy for a couple several months ago, who have not told me that they have split up. I had no reason to suspect this as rent was still being paid in full on time.

The parents of the partner who has now left the property acted as guarentors for the couple, and have written to me to say that they want to get out of this obligation, as their daughter has left the property. I don't mind this, as the tenant left in the property seems ok with his payments. How should I respond to the guarentors? Also should I set up a retrospective tenancy for the tenant that is left in the property from the date that the female tenant left?

Thank you
