Issue a s21 notice. If you have not issued one before it will be a s21(4) and will be at least 2 months long and MUST expire the day before the rent is due.
Your message will be that they have that period of time until the notice expires. If after that the arrears are the same or increased then it will be acted on.
Do not give a new ast to anyone in arrears
