Hi

I have been having some issues with an agent I had been using for the last couple of years and need to know if there is any sort of action I can take against them.

I have had to chase them more than once over the last 12 months for the rent to be paid into my account.
I contacted them again at the beginning of Feb this year to chase up rent for Jan as it hadn't been paid to me. At this point they notified me that the tenants had given notice in Dec and moved out in Jan!
They claim to have tried to contact me by phone in Dec but were unable to, however, no messages were left and I had no missed calls from them. They also claim to have sent me a letter in Dec but I have received nothing. I know they have the correct address for me as I have previously received numerous rental statements.
I explained to them that if notice was given in Dec and they moved out in Jan I was owed rent for Jan. At this point they said they would look into it and come back to me but never did. Finally I went in to collect the keys, challenged them again about the outstanding rent only for them to tell me the tenants had actually moved out in Dec not Jan and therefore no rent was due!! Having been to the property I found a copy of an exit inventory which noted several bits of furniture missing or damaged. The agent said they had, a couple of days earlier, sent me a copy of the notice given by the tenants and some money held back from their deposit to pay for the furniture. As yet, 2 weeks later, I have received nothing.
I am now in the position of having the property empty since end of Dec and having to fork out to replace the furniture.
I'm not sure what action if any I can take for their incredibly poor service and the money I'm owed by them for the furniture.

Can you advise?
