can you please check the following wording to see if it is OK for the AST Addendum section?

1. Permission is granted for the tenant to keep a Labrador dog in the flat. No other pets may be kept in the flat without additional consent.
2. The tenant agrees that at the end of the tenancy a professional clean of floors and carpets will be done at the tenants expense.

My goal is to allow them to keep their labrador in the flat and to have a full chemical clean of the carpets and flat when they leave to remove the doggy smell.
