I am a residential landlord renting out a flat in London. I recently parted company with the letting agent on the grounds that they were asking an unreasonable sum for renewing the tenancy agreement for tenants who were already in the flat and whom they had nothing to do with recruiting.

This seems fine so far in that the letting agency has not come back with any further demands or legal interventions.

My query concerns making new tenancy agreements with the tenants. The RLA seems to cover most of the areas concerned but I would like to ask the following questions.

1. Do I need to issue new agreements?
2. What if I wish to add or remove a clause from the RLA agreement; for example 'no smoking'?
3. Having agreed a tenancy can I simply reissue it every one or two years?
4. How do the tenants go about recovering their deposit from the letting agency (and do they need to)?
