I had two brothers move into a property, one brother got made redundant and eventually moved out and a friend moved in before I had a chance to inspect the property although I did manage to get a tenancy agreement signed. Then the second brother moved out and the friend moved a girl in before I had a chance to get a tenancy agreement signed and they refused to sign and she had been there over a week before I knew and no property inspection was undertaken.

They have left the flat filthy, marks all over the walls, holes in walls and cigarette and wax marks on the carpet.

Can I claim against the brother and the friend for the remedial work to return the property to its previous state?
