I have recently got my key back to a property thanks to the gran who is acting guarantor. I was unable to carry out inspections as they wouldnt allow. Got the property back and its in a state. The walls have been painted a dark grey which will take a few coats of paint to change. carpet has been changed in the bedroom. They have changed tiles in the bathroom and up the side of bath. Dog has wrecked carpets.I took the guarantor with me so she can see the damage. my question is that when i drew up the contract i added an addendum and asked for tenants to ask permission for decorating which will be given in writing. They asked to paint one wall purple and leave the other two cream. I gave permission and got them to sign paperwork saying that when they left they would put back purple wall to original cream.Obviously they didnt in fact they did stuff without permissions.Going to cost £1000 to put right and although I have gran to ask money from as the tenants were dss I dont know how easy she will pay up.they left owing rent too so she is upset of course. Will these papers that they signed stand up in the court or are they allowed to paint and decorate and leave me a mess. thanks Jan.
