My tenant is now on a monthly contractual tenancy which runs from the 11th of each month to the 10th of the following month. He has just given two months notice that he wants to terminate his tenancy on the 29th of January. Do I have to accept this (as he has given ample notice)or can I insist that he pays up to the 10th of February.

Also can you please tell me how far reasonable wear and tear would go as far as smoke damamge is concerned regarding discolouration of walls and carpets. Who should pay for the carpet to be cleaned and the walls to be washed/painted.

The tenants deposit is held by The Deposit Protection Service is there a time limit on when the tenant should receive his deposit back.
