We offered an existing tenant either 1 year tenancy at £680 a month or 2 year at £650. She took the 2 year contract but 9 months in she has contacted us to say she has to leave and has offered us the extra £30 a month to leave at the end of 1 year.

Should we accept her offer as genuine and generous or should we hold her liable until we have found someone else?

where do we stand legally?
