Gap between AST due to building works, one tenant wants to stay.

Hoping you can advise
I have a 4-bed property, the joint AST ends next week, 3 tenants are moving out and one ("A" ) is rmaining for the new AST and is finding 3 new joint tenants.The bathroom needs completely gutting and redoing which might take a week or 2, so I am reluctant to start a new AST for 4 tenants until the works are complete.  

A has no family home and wants to remain in the house, he is fine about living through the bathroom works , and I am happy for him to stay (it provides security apart form anything else) so I would like to give him some kind of license or arrangement but without inadvertantly creating a permanent tenancy situation.  I would expect to charge him less than he alone would pay in rent during this period as he would be without use of a bathroom.

What do you advise?
