I have a potential new tenant, they have passed RLA credit/reference check. How ever I cannot get hold of present landlord for a written reference and their work did not fill in the request about suitability as a tenant.I believe Rla do not have written refernces either

I have seen tenants last 6 months bank statements with rent going out on time. Am I being to fusssy about references ?

Also second question, is there any disavantage of offering 12 months AST over 6 ?
