Subletting a Leasehold apartment

Hi I'd appreciate advice on this please: I've been approached by a couple of agents who want to lease my apartment from me. They then wish to lease out the apartment to tenants. They would guarantee me a fixed monthly rental for 12 months, maintain it as their own and rent it out for a (hopefully for them!) higher rate to short or long term tenants, or even as a Serviced Apartment to fill any voids.

Would I legally be able to do this, and on what grounds would I be able to get my apartment back if the terms of the lease were broken eg. agent did not pay rent / apartment was trashed? Would it be an AST I have with the Agent?
