My tenants are coming the end of a 6 month lease. The Agent is suggesting continuing to rent on a month by month basis. They claim that this will be more beneficial for me should I want to get the tenants out. I am happy with the tenants, but having had a couple of bad experiences with non paying tenants, before I say yes to a rolling month by month agreeement, I want to make sure it does not expose me to something down the line. I will be taking out the relevant Rent Guarantee insurance etc.

All advise welcome!!
