I wonder if someone could clarify for me what the rules are for letting out a room/studio which is attached the your own main residence - ie it shares the main property's ultilies, etc., but does have a separate access door (via the garage of the main house)and does not have a door linking it into the rest of the property. It has previously been used as an office but is now going to be made into accommodation.

Does such an arrangement come under the Governmeent's rent out a room scheme - if so, what sort of tenancy agreement would be best.
