I am wanting to know which would be the best type of tenancy for students as I am in the process of buying an HMO property to let to students.

My concern is that if a student is on an Assured Shorthold Tenancy and they drop out of their course, as far as I understand it, they can give notice and leave. It would be very difficult to pick up another student half way through the academic year.

My thinking is that a Fixed Term Tenancy contract would protect my rent as the agreement would run for the full year. Is this the right approach? If so, is the Fixed Term Tenancy Agreement a variant of the Assured Shorthold Tenancy Agreement, or is it a separate legal Agreement with its own distinct form?
